1. What Balworth is

Balworth is a map of England's neighbourhoods built from official open statistics — deprivation, recorded crime, house prices, census data, air quality, traffic and places of interest. It is a research tool to help you shortlist areas.

It is not professional, financial, legal, valuation, insurance, lending, employment or safety advice, and it is not a complete picture of any place. Every figure describes a small statistical area of roughly 1,500 people — not a street, a building, a household or a person. Please read Data & methodology; it is short, and it explains what the map can and cannot tell you.

2. Who we are and how to reach us

Balworth is a trading name of Muttlabs LLC, a limited liability company registered in the State of Wyoming, United States, whose registered office and address for correspondence is 30 N Gould St Ste N, Sheridan, WY 82801, United States.

Email help@balworth.com for anything at all — support, billing, cancellations, complaints. We reply within two working days. For privacy requests use privacy@balworth.com.

We do not operate a customer service telephone number. Email is the fastest way to reach us and we read it every working day.

3. Who can use Balworth

The free map is open to everyone. You must be 18 or over to create an account or buy a subscription. If we learn that a subscriber is under 18 we will cancel the subscription and refund the current period.

Balworth is available worldwide. Subscriptions are sold in pounds sterling and any sales tax or VAT that applies where you live is calculated by our payment processor and included in the price you see. We currently cover England; more regions will follow, each sold separately.

4. Accounts

The free map needs no account. To subscribe, you sign in with your email address: we send a six-digit code that expires within an hour. Anyone with access to your inbox can therefore sign in to your account, so please keep your inbox secure and do not forward sign-in emails. If you think someone else has access to your account, email help@balworth.com and we will end all active sessions.

You can sign out at any time from the account menu, and you can ask us to delete your account and your data at any time — see the Privacy Policy.

5. England Pro: price, renewal, cancellation and refunds

What it costs. £4.99 per month — the total price you pay, with any applicable sales tax or VAT included. No set-up fee, no other charges, no minimum term and no tie-in. The minimum duration of your obligations under this contract is one month.

What it covers. One region — England — for your own personal, non-commercial use. Balworth works in any modern web browser; there is nothing to install.

How it renews. Your subscription renews automatically each month, on the same date, at the price then shown, and your payment method is charged until you cancel. There is no cancellation fee. Stripe emails you a receipt for every payment.

How to cancel. Any time, in two clicks: open the account menu on the map and choose Manage subscription, then Cancel plan. Cancellation takes effect as soon as you confirm it and stops the next payment. You can also cancel by emailing help@balworth.com from your account email address; we will action it within one working day and confirm in writing. You keep access until the end of the period you have already paid for. Outside the 14-day period below, we do not refund part-months.

14 days to change your mind, wherever you are. If you cancel within 14 days of subscribing we refund you in full, for any reason, no questions asked. Email help@balworth.com or use the cancellation form below. Where the law where you live gives you a longer or stronger cancellation right, that right applies instead — this promise never replaces it.

Your access starts immediately when you subscribe. Some laws would let us keep a share for the days you have already used; we do not. We refund in full, to the payment method you used, within 14 days of hearing from you.

If a payment fails. We will retry it and email you. If it is still unpaid after 14 days your subscription ends and you return to the free map. We will not pursue you for the unpaid amount.

If we change the price. We will email you at least 30 days before any price change takes effect. The new price applies only to renewals after that date. You can cancel free of charge at any time before it takes effect, and if you cancel for this reason we will refund any part of a period you have paid for and will not use.

If we change what is included. Publishers withdraw and republish statistics, and we improve the product, so layers may be added, changed or removed. If we remove or materially reduce a significant feature of England Pro, we will email you at least 30 days beforehand, and you may cancel and get a pro-rata refund for the unused part of your current period.

Payments. Payments are processed by Stripe; card details never reach our servers. England Pro is sold by Muttlabs LLC, whose name may appear on your statement.

6. Fair use

Please do not scrape Balworth, bulk-download its data, resell or redistribute it, or interfere with the service or try to get around the paid tier. The underlying statistics are published by their official publishers under open licences — see Data & methodology for exactly where to get each one. We would rather you took them from the source than from us.

7. How Balworth must not be used

Balworth shows official statistics about areas. It says nothing about any individual person, household, property or business. You must not use Balworth, or anything taken from it:

If you are an estate agent, letting agent, lender, insurer, employer or any other business whose decisions affect people's access to housing, money or work, Balworth is not licensed to you for that purpose and you must not use it in your work. Several of these uses are unlawful under anti-discrimination, fair housing and fair credit laws in the countries we serve. Balworth is not a consumer report, a credit reference or a screening service, and Muttlabs LLC is not a consumer reporting agency or credit reference agency under any law.

We may suspend or end access where we reasonably believe Balworth is being used in any of these ways.

8. Where the data comes from

Balworth presents third-party official statistics in good faith, together with our own processing and presentation. The sources, their vintages, their licences and their known limitations are all set out on Data & methodology, which forms part of these terms.

9. What we promise, and what we don't

We provide Balworth as it is and as it is available. We do not promise that it will be uninterrupted, error-free or available at any particular time.

We did not collect the underlying statistics and we cannot verify them. They are aggregated to small areas, they lag reality by months, and they reflect only what was recorded. We do not promise that anything shown is accurate, current or complete at the level of any individual street, building or household, and we do not promise that Balworth is suitable for any particular decision you are making. It is not a survey, a valuation, a safety assessment or a screening tool.

This does not take away your legal rights. Consumer law in most countries requires that a digital service is as described, of satisfactory quality, fit for its purpose and supplied with reasonable care and skill. Wherever you live, those rights apply in full and nothing in these terms excludes or limits them. Where anything here conflicts with a consumer protection you cannot lawfully give up, that protection wins.

10. Our liability to you

Balworth is a £4.99-a-month information tool. The limits below reflect that, and the price reflects the limits.

What we never limit. Nothing here excludes or limits our liability for: death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; damage to your device or other digital content caused by Balworth; our obligation to supply a service that is as described, of satisfactory quality and fit for purpose; or anything else that cannot lawfully be excluded where you live. If any part of this section conflicts with those rights, those rights win.

Decisions you make. Subject to the paragraph above, we are not liable for loss arising from a decision you take on the basis of what Balworth shows you — where you buy, rent, move, invest or send your children to school. Verify anything that matters before acting on it.

Losses we are not liable for. Loss that was not foreseeable when you entered this contract; loss arising from business use, including loss of profit, business, contracts, goodwill or opportunity; and loss you suffer because you relied on Balworth instead of taking professional advice, commissioning a survey or search, or visiting an area.

Our cap. Where we are liable to you, and to the extent the law allows us to cap it, our total liability for all claims arising in any 12-month period is limited to the greater of (a) £100 and (b) what you paid us in the 12 months before the claim arose.

Availability. If Balworth is unavailable for more than seven consecutive days in a month you have paid for, tell us and we will refund or credit that month.

Some US states do not allow the exclusion or limitation of incidental or consequential damages, so parts of this section may not apply to you. If any part of this section is unenforceable, the rest continues to apply.

11. If your use of Balworth causes a claim against us

If you use Balworth in a way these terms do not permit — for example by scraping or bulk-downloading the data, reselling or redistributing it, or using it for any of the purposes listed in clause 7 — and someone brings a claim against us because of it, you agree to cover the reasonable costs, damages and legal fees we incur as a direct result.

This applies only to claims caused by your own breach or unlawful use, and only so far as that breach caused the claim. It does not apply to anything caused by us. We will tell you promptly about any such claim, let you take part in the defence, and will not settle it without asking you first.

12. Complaints

If you are unhappy with Balworth, email help@balworth.com with "Complaint" in the subject. We acknowledge complaints within two working days and aim to resolve them within 14 days. If we cannot, we will write to you setting out our final position and why.

We do not subscribe to an alternative dispute resolution scheme. You can also raise a complaint with the consumer protection body in your own country, and if you paid by card you may be able to ask your card issuer about a chargeback. None of this affects your right to take a claim to court.

13. Changes to these terms

We may change these terms — for example to reflect a change in the law, in the data we can publish, or in how the service works. If a change materially affects you, we will email you at least 30 days before it takes effect, and you may cancel before then and get a pro-rata refund for any period you have paid for and will not use. Minor changes that do not affect your rights — typos, clearer wording, updated links — take effect when we publish them. The date at the top tells you when these terms last changed.

14. Other terms

Suspension. We may suspend or end your access if you break these terms, in particular clauses 6 and 7. Where it is reasonable we will warn you first and give you a chance to put it right. If we end a paid subscription for a reason that is not your fault, we will refund the unused part of your current period.

Our rights in Balworth. The underlying statistics belong to their publishers and are used under their open licences. Everything we add — the way the data is compiled, processed, structured and presented, our crime severity index, our map styling, the Balworth name and logo, and the database we build — belongs to Muttlabs LLC and is protected by copyright and database right. While your subscription lasts you have a personal, non-exclusive, non-transferable licence to use Balworth for your own private research.

Things outside our control. We are not responsible for delays or failures caused by events outside our reasonable control, including a publisher withdrawing, changing or stopping a dataset. If that materially affects what you pay for, clause 5 tells you what you can do.

If part of these terms doesn't work. If a court finds any part unlawful or unenforceable, the rest continues to apply.

Transferring this agreement. We may transfer our rights and obligations to another organisation; we will tell you in writing and it will not affect your rights. You may not transfer your subscription to anyone else.

Third parties. Only you and we have rights under this contract. Nobody else can enforce it (Contracts (Rights of Third Parties) Act 1999).

Copyright complaints. If you believe material on Balworth infringes your copyright, write to Muttlabs LLC — Copyright Agent, 30 N Gould St Ste N, Sheridan, WY 82801, United States, or copyright@balworth.com, identifying the work, the material and where it appears, with your contact details and a statement that you have a good-faith belief the use is not authorised. We review every complete notice promptly.

15. Law and courts

These terms are governed by the law of the State of Wyoming, United States, without regard to its conflict-of-law rules, and the state and federal courts of Sheridan County, Wyoming have jurisdiction over any dispute.

But if you are a consumer, none of that takes anything away from you. You keep every right and protection that the law where you live gives you and does not let you give up, and you can always bring proceedings in the courts where you live. We will bring any proceedings against you only in the courts where you live.

We do not require arbitration and we do not ask you to give up any right to bring or join a class action.

Before going to court, please email help@balworth.com; most things are fixable that way.

Cancellation form

You only need this if you want it — an email saying you wish to cancel is enough, and cancelling in the app is faster still.
